Application Process:


On applying to rent the property you have chosen, we will ask you to fill out an application form. To complete the application process, we will require the following:

  • Gross Annual Income
  • Contact Telephone Number
  • Nationality
  • Passport Number
  • Details of any previous ccj’s, Bankruptcy or any other credit history, settled or not.
  • Your current address and length of time at this address
  • Your previous address’s for the last 3 years


About Your Current Landlord/ Letting Agent/ Managing Agent:


  • Name, address and telephone number of your current Landlord/ Letting Agent/ Managing Agent


About Your Employment:


  • Your current employer’s name, address and telephone number
  • Details of a contact at your current place of employment and their position within that company
  • The position you hold at your current place of employment
  • Your payroll/service/pension number
  • The date you started working for your current employer


Once we have gathered and verified the information given, we will process your application. As this has to be authenticated by an external Credit Referencing Agency there is an Application Fee of £150.00 inc. VAT.


If successful in the initial stages of your application, we will pass the information to the Landlord of the property to verify that he/she is happy to enter into a contract agreement with you. The whole process takes 7 days on average.


Initial Payment:


If you are successful in your application, you will be requested to pay one month rent in advance and a deposit for the property. The full amount is payable before the Assured Shorthold Tenancy Agreement start date.


Agreements and Contracts:


Once the application process is complete and monies are paid, we will invite you to sign to following documents:


  • An Assured Shorthold Tenancy Agreement
  • A Standing Order Mandate
  • A Key Agreement
  • An Inventory and/or Schedule of Condition


These are legally binding agreements and it is your responsibility to read and ensure you understand the agreements before you sign them. If you do not fully understand any part of the agreements, we recommend that you seek legal advice before signing them.


Moving In:


Once the above has been completed, we will meet you at the property on the agreed date of tenancy commencement and give you the keys. We will also invite you to join us in taking meter readings (where applicable). It is then that we will inform the local authority and the utility companies which provide services to your property that you have commenced occupation. You will then be fully responsible for paying for these services until the date the tenancy ends.


To ensure you are comfortable and confident in your new home, our agent will show you how to control the boiler/ heating system and will be happy to answer any other questions relating to the property and local area.




Inspections will initially be carried out on a monthly basis. Once we are satisfied that we are happy with the condition the property is being kept in, we will carry out quarterly inspections. You will receive a minimum of 24hrs notice before an inspection takes place and have the opportunity to rearrange an inspection for up to 48hrs after the requested date and time.
