The successful candidate will not only meet the essential criteria, but will be a focused and driven individual, wanting to progress their career with the company.

Job Description

  • Contracting landlords to generate new business and servicing existing clients management requirements.
  • Advertising available properties on Rightmove, We’ll Let Your House website, social media sites.
  • Registering applicants and applying for tenant references
  • Carrying out property inventories and periodic inspections
  • Carrying out the day-to-day management of residential property
  • Ensure that payments have been made by tenants for rent and take appropriate action to collect rent from defaulting tenants.
  • Ensure that contractual obligations are being adhered to by tenants, landlords and the company.
  • Booking and carrying out viewings. 
  • Manage and arrange property compliance in accordance with the Housing Act (e.g. Gas Safe Certificates, Periodic Electrical Inspections, PAT Testing, Energy Performance Certificates etc.).
  • Respond to any call-out and maintenance issues on a timely basis, including assessing the situation and arranging for appropriate action.
  • Ensure that all properties are maintained and are in accordance an in line with the Housing Health and Safety Rating System (HHSRS).
  • Respond to any tenant after-hours issues when on-call.
  • To develop positive working relationships within all members of the team, their suppliers and business partners.
  • To always work in a way that promotes the culture of honesty, integrity, quality and fun in all we do and operating methods of We’ll Let Your House.
  • To work as part of the team and help with any tasks as required.

Essential Applicant Criteria

  • At least two years’ experience in Residential Property Management
  • A full U.K. or E.U. Driving Licence and use of a vehicle, eligibility to work in the U.K.
  • Excellent communication skills
  • Organised with strong time management and prioritisation skills
  • Team player
  • Well presented
  • Self-motivated, hardworking with drive, ambition, energy and enthusiasm
  • Strong computer skills including MS Office and Windows.
  • Accuracy and attention to detail
  • Excellent interpersonal skills
  • Desire for career growth

Desired Applicant Criteria

  • Knowledge of the Housing Health and Safety Rating System and of the Housing Act 2004.
  • Qualifications with ARLA, NFOPP or NAEA

Job Description

  • Liaise with the Property Management team to coordinate all maintenance requests.
  • Manage and arrange property compliance in accordance with the Housing Act (e.g. Gas Safe Certificates, Periodic Electrical Inspections, PAT Testing, Energy Performance Certificates etc.).
  • Survey managed properties and prepare annual property condition reports.
  • Respond to any call-out and maintenance issues on a timely basis, including assessing the situation and arranging for appropriate action
  • Liaise with the Property Management Team to ensure that all properties are maintained and are in accordance an in line with the Housing Health and Safety Rating System (HHSRS).
  • To quote for and project manage maintenance, renovation and refurbishments in managed properties and for third parties.   
  • Respond to any tenant after-hours issues when on-call
  • To develop a positive working relationship with subcontractors and tradesmen.
  • To develop positive working relationships within all members of the team, their suppliers and business partners.
  • To always work in a way that promotes the culture of honesty, integrity, quality and fun in all we do and operating methods of We’ll Let Your House.
  • To work as part of the team and help with any tasks as required

The 2016 Give a Gift Campaign

We’ll Let Your House have once again teamed up again with Spalding Voice and Beales Department Store for the 2016 Give A Gift Campaign.

After such a successful campaign in 2015, we’re once again asking for the local community to spare a thought for a local deserving child who aren’t as fortunate.

Many people are able to enjoy the privilege of bringing joy to their sons, daughters, nephews, nieces, grandchildren or friends’ children buy giving them a Christmas present – but sadly there are many local children who do not receive any presents due to the financial constraints of their families.

The Give a Gift campaign helps those families by bringing a bit of joy to these children and giving them something to open for the festive season.

Nominations for recipients come from local family support organisations. However, we’re also keen to hear about any other families who may be in need. If you need some help brining a gift to your child this Christmas, you can write in complete confidence to the Give A Gift Campaign at Spalding Voice, 14-16 Winsover Road, Spalding, PE11 1EJ. Awards prove to be a win-win for business

South Holland could see a house sale surge in 2015

South Holland could see a surge in house sales in the first quarter of the 2015 as buyers make the most of changes to Stamp Duty Land Tax (SDLT).

Buyers are expected to get in quick as the savings announced in the Autumn Statement could change again with an uncertain outcome to May’s general election.

Jacob Bell, branch manager of Spalding’s We’ll Let Your House, said: “We are forecasting a noticeable increase in sales in the first quarter of 2015 and indeed an increase in the purchase of investment property, which in turn will have a positive effect on the currently very buoyant rental market we have in South Holland.

“Usually we would expect to see this surge in the spring and, of course, the busy summer months – but due to the general election in May there is uncertainty about the amount of time people will have to take advantage of this hence the forecast being in the earlier part of the year.”

The overhaul of stamp duty will benefit 98 per cent of home buyers.

There will be no tax on the first £125,000 paid – then two per cent up to £250,000 and five per cent up to £925,000. Higher rates apply for homes costing £1.5million or more.
Graham Wakefield, senior partner with Holbeach solicitors Mossop and Bowser, said: “The changes to SDLT will initially be of great benefit to the vast majority of house buyers locally and, as a result, to the local economy generally.

“However, should 2015 see a significant rise in house prices, the new SDLT rates will need to be indexed to that inflation and I trust that the Government will bear this in mind.”

The Give a Gift 2014 toy appeal, a joint campaign by the Lincolnshire Free Press, We’ll Let Your House. Beales , Sainsbury’s and South Holland District Council, exceeded 2013’s efforts by three times, with everyone involved overwhelmed by the generosity of South Holland.

In the few days before Christmas, families and children across our area received toy deliveries from the team at We’ll Let Your House, which brought joy to all.
Harry Drury, direct at We’ll Let Your House said: “I would like to take this opportunity to thank all of the partners of this campaign, without whom we wouldn’t have collected even a quarter of the presents donated.
