How it works

Once instructed, one of our highly trained and qualified agents will come to visit your property to talk to you about the value of your property and advise you on essential and desired work required before tenants move into the property.

Once a rental value has been agreed, we will then take details, measurements and photographs of your property and begin marketing your property in the Lincolnshire Free Press, Property Internet Websites, our office window and we will call through the large up-to-date database of prospective tenants who have registered their details as looking for property.

We will quickly start receiving enquires regarding your property from prospective tenants wishing to view. We will arrange viewings either with you or arrange an accompanied viewing where in most cases we will require keys to access your property and show the prospective tenant around.

Once a prospective tenant has expressed further interest in your property, we ask them to fill out a comprehensive application where they are required to include information regarding every aspect of their current personal and financial circumstances. Information from this application is then passed over to our referencing agencies from which a report is returned stating their suitability for tenancy, a reference from their employer and most importantly, a reference from their current or previous Landlord.

Subject to an acceptable outcome from the application process, we will then contact you with the results of the application and make our recommendations based on our wealth of experience and training.

Once a successful applicant is found, we will invite the new tenant to visit us at or office to read and sign an Assured Shorthold Tenancy Agreement, Key Agreement, Standing Order Mandate and take copies of ID, National Insurance and Pay Slips. We will arrange for a Photographic Schedule, Schedule of Condition, Inventory and Meter Readings to be taken. We will then arrange for a mutually agreeable moving in date and assist the tenant in setting up any applicable utility bills and inform the local authority that the tenant is moving in.

Once the necessary paperwork has been completed with the tenant, we will ask you to provide us with your details including your contact details and bank details and any special instructions regarding the management of your property.

We always ensure that your rent is paid to you each month within 7 days of it being due from the tenant.
